Due to the varying requirements of your specific building site, you'll need to hire a structural engineer to design the foundation and roof framing plans. They will take into account the local requirements for snow / wind loads and the particular composition of the soil on your building site.
Some Cities or Counties require a stamp from an architect licensed in your state. If that is the case, you'll be better off hiring a local architect from the start as most architect's do not stamp other architect's work. To prevent wasting money, please call your city or county offices to check their requirements.
The purchase of one of our plans gives you permission to build that plan one time on one property. If you are a developer wanting to build multiple houses, you must buy a plan set for each house you plan to build.

Pretty House Plans License Agreement
Please read carefully. This license contains terms by which you (hereinafter “Licensee”) are bound if you use Pretty House Plans’ (hereinafter “PHP”) plans and specifications (hereinafter “the plans”) to construct a building.
License Agreement and Copyright Notice
All of PHP's plans are protected under the Federal Copyright Act, Title XVII of the United States Code. PHP retains title and ownership of the original plan documents and retains the copyright in the plans, which includes the right to control copying and alteration of the plans as well as construction of a building based on the plan. The plan licensed to you (Licensee) may not be resold or used by any other person. Whether you have the right to copy or modify a house plan or to construct a house based on a plan depends on the type of plan you purchase: Pricing Set, Single Use Set, or Developer Set.
Construction License and Copying and Modification Rights – Construction Document Set
A Construction Document PDF plan set gives one (1) person (Licensee) the right to use the plans to construct one (1) house on one (1) property only. The plans may be printed/copied as many times as necessary for construction purposes of the one (1) house only. Any use of the construction documents for more than one (1) house or by anyone other than the Licensee is a violation and subject to legal action. Should you desire to build the house on more than one property, you must buy a new set for each property.
Compliance with Codes and Local Conditions
PHP has prepared the plans in a manner that meets the generally accepted professional architectural standards and practices in the United States of America. Due to variation in location and time where the plans may be used to construct a building and due to continuing changes in national and local codes, the purchased plans may need to be modified to comply with the codes in the area where the building will be constructed. It is the Licensee’s responsibility to consult the local code requirements, and specific site requirements, such as soils/geotechnical report, frost depth, snow load, wind load, earthquake and/or hurricane requirements, etc. prior to construction. It is the Licensee’s responsibility to consult with their local builder and/or structural engineer to supplement these documents as necessary to ensure they meet all current federal, state, and local codes, ordinances/bylaws and regulations, etc. Compliance with such requirements shall take precedence over these documents. PHP authorizes the Licensee use of the plans on the condition that the Licensee agrees to strictly comply with all current and local building codes, ordinances, regulations, and requirements―including permits and inspections at the time of construction.
Disclaimer
PHP disclaims all warranties, express or implied, with respect to all plans, including any warranty of merchantability or fitness for a particular purpose. In no event will PHP be liable for indirect, special, incidental, or consequential or punitive damages, including economic loss, damage to property, and, to the extent permitted by law, damages for personal injury. Any modification of the plans, by anyone other than HA, voids any warranties, express or implied.
Refunds / Exchanges
Due to the digital nature of the plans, HA cannot honor requests for refunds or exchanges. Please make sure the plan you have selected fits your needs prior to purchasing.
Changes
Any use of this information without adaptation to changes in codes, standards, site conditions and other factors is at the Licensee’s sole risk. PHP assumes no responsibility for changes made to these plans by others and makes no warranties, either express or implied, in the use of these plans. The Licensee agrees to defend and indemnify PHP for all claims, losses or damages resulting from the use of these documents.
Architectural and Engineering Seals
Some jurisdictions require that plans are stamped by a licensed architect or engineer. Due to the variations in jurisdictional requirements, PHP cannot provide such a stamp. It is the Licensee’s responsibility to determine whether such a stamp is required, and the Licensee is responsible for any costs to obtain such a stamp.
Structural Engineering
All plans by PHP are provided for architectural design only. Due to the unknown requirements of local site, geography, climatic conditions, and jurisdictions where each plan is to be constructed, structural plans are not included in PHPs plan sets. When purchasing plans from PHP, Licensee accepts that a professional structural engineer may need to be consulted, at additional cost to the Licensee, prior to obtaining a permit or starting construction.
Before Construction
Before starting construction, it is the builder's responsibility to check all dimensions and details and verify conformance with governing code requirements for the geographic area in which the house is to be built. All structural, mechanical, and electrical requirements shall also be reviewed before construction begins. Codes govern over drawings and dimensions govern over scale. Notify the architect of dimensional discrepancies.
Construction Supervision
PHP has not been engaged for construction supervision of any kind and assumes no responsibility to ensure that construction conforms to these plans, nor has any responsibility for construction means, methods, techniques, sequences, procedures, or safety precautions in connection with the work.
